The Spanish forward scored seven Premier goals last season after moving from Tenerife for just £1.5 million. Originally signed for the future, Perez broke into Alan Pardew first team set up and made 37 league appearances for the club.
The 22-year-old is hoping to improve this season and continue to develop at Newcastle and described his time at the club as "like a dream".

Speaking to the Shields Gazette, the player said:
Its harder because I had a good season last year, and I have to keep going and improve and maybe do better if I can. Thats what I want to do. I did good numbers, but I have to keep working every day and in training. I dont think about the numbers or to do better than last year just work and do my best for the team. I always want to improve so thats a good goal. I always want to be better so if I can score more goals, thats a good thing for me.
It seems that Perez is comfortable at St James' park and was not looking to leave the club this transfer window.
