The Roommate Agreement is a document drafted by Sheldon Cooper, and this is not a BAZINGA! Prior to becoming roommates, Sheldon forced Leonard to sign the agreement in exchange for permission to rent his second bedroom.

This hilarious agreement governed their rights and responsibilities as friends and roommates. They were obliged to follow the rules of this agreement rigorously. The agreement has been constructed to favor only Sheldon due to his selfishness and his self-centeredness. Leonard would have to face the consequences including but not limited to termination of their friendship.

Although the clauses were followed scrupulously, Priya, Raj's sister, and Leonard's ex-girlfriend pointed out many ambiguities in various clauses. Thus Sheldon had to change some clauses to benefit him greatly.

The Roommate Agreement was in effect for the majority of the show. Leonard and Sheldon followed the Roommate Agreement until they don't. Since Sheldon has moved in with Amy into Penny's old apartment, it can be assumed that the agreement was no longer in effect.
