6. Operation: Black Mesa

2020's fan remake of Half-Life, Black Mesa, proved that Valve isn't too concerned about fans repurposing their prior hits, especially when they're crafted as lovingly as that acclaimed remake was.
In 2021, it was announced that the HECU Collective was hard at work on a fan remake of Half-Life expansion Blue Shift, though curiously skipped over the very first Half-Life expansion, Opposing Force.
Fear not, though, as Tripmine Studios is currently hard at work on Operation: Black Mesa, a fan remake of both Opposing Force and Blue Shift as part of a single release.
From the gameplay footage released so far, this looks absolutely spectacular and totally consistent with the quality of Black Mesa, despite being an independent endeavour.
Given that Tripmine has created the project's assets from scratch, it's little surprise that Operation: Black Mesa has been in development for well over a decade at this point, and yet, a new trailer released late last year suggests it's in an advanced state of production and probably not too far away from finally being released.
