1. The Elevator Is Finally Repaired

The famous broken elevator in the apartment building has been busted since the beginning of the series when the guys literally blew it up. Ever since then, the staircase has offered a place for conversation as the characters either walked up or down several flights of stairs.

Fans have been wondering why the elevator has yet to be repaired, but to be fair to the superintendent, they did blow up the elevator car and it probably needs to be replaced at significant cost. Seeing as they were the ones to trash it, the guys don't have much to complain about.

Regardless, it's high time the elevator was finally repaired. It's been 12 seasons so the time is right. This theory doesn't suppose the elevator will be fixed as the main plot point of the final episode, but rather as an aside or something going on in the background.

The repaired elevator will come into play at the very end when the gang hops on board and the episode/series comes to a conclusion as the doors shut in much the same way Friends ended with everyone leaving the apartment as the camera focused on the peephole. This is one of the most likely, albeit least interesting theory as to how the series may come to an end.
