5. ...Which Goes Doubly For The MCU

The X-Men universe has established a significant stronghold for themselves over the last number of years, meanwhile however, Marvel has created what is practically an empire. The MCU currently has fifteen feature films and six television shows to its name, which will be seventeen and nine, respectively, by the time this year is through.

Not only has this universe been built up in such a substantial and efficient way, but it's been done so in such a way that at this point, in a word, they're booked full. It may simply be far too late in the game to bring in any properties that Marvel does not already have the rights to and specific plans for considering the tight schedule they're on with their films, much less a property as extensive as X-Men.

Here again, had Marvel Studios managed to get the rights to X-Men several years ago, when the MCU was still an upstart project and the timeline was just barely being established, it could have worked. However, the fact of the matter is that, right now, there's simply room and, there may never be again. Especially considering we've already discussed how much the X-Men universe has established in its own right.
